Capacity Growth Overview for The 24
In December of 2024, we acquired the 14,288 SF property (1421 N. Peak Street) adjacent to Tillman House from the same organization, Reconciliation Outreach, that we acquired Tillman House from in 2020. Named Trevor’s Place, the renovated 6,336 SF structure will provide critical facilities for meetings, education, job skills training, legal advocacy, office space, and storage.
In addition, on January 28th we contracted to purchase 1509 N. Peak Street, a 6,204 SF vacant lot on the other side of Tillman House from the estate of the longtime owner. This will add 15 much needed surface parking spaces to support both Tillman House and Trevor’s Place.

Campus Expansion
Expanding our campus through these acquisitions represents a significant opportunity to deliver much-needed wrap-around services which are essential to outcomes that break down barriers to continuous sobriety and successful independent living for our Residents.
Community and Connection
Tillman House is a traditional apartment complex that facilitates independent living but is lacking in the necessary space for community activities or programs. Trevor's Place would serve to functionally connect the Residents at The 24 and Tillman House. This would allow for wrap-around services to be enjoyed in a community setting creating a more integrated and holistic experience for all Residents.
Meeting and Classroom Space
As we continue to enhance our education and job training programs, access to a computer lab is essential for the success of our Residents. This space would contain desktop computers to be used for job searches, resume creation, and access to online classes and continuing education. This space will also be utilized by our Resource Partners to come onsite and train or meet with our Residents. Examples include legal counsel, workforce development, life skills training, career coaching, etc. The planned configuration would allow for classroom experiences as well as one-on-one meetings.
Office Space
The existing office space at The 24 (utilized for the Development Team and the Auxiliary Programs Coordinator) has consumed what was originally designed to be the Women’s Lounge. We have outgrown the clothing, toiletries, and linen storage closet. Relocating these essential functions to Trevor's Place will free up much-needed space at The 24 and obviate the expense of renting outside storage.

USAGE OVERVIEW
- Meditation Garden - The Meditation Garden will be designed to provide a serene and peaceful environment for contemplation and relaxation. The garden will be adorned with lush greenery and comfortable seating areas to encourage quiet reflection and meditation. Our hope is that the Meditation Garden will be a place of natural beauty that fosters inner peace and spiritual rejuvenation.
- Outdoor Pavilion - This covered outdoor seating will be used as an additional community space to promote conversation and engagement. It can seat 20+ people.
- Community Room (1,584 sf) - Tillman House currently lacks a communal area for Residents to spend time together, socialize, and engage in healthy, sober activities. As a result, Residents at Tillman House do not feel as connected and part of a group compared to those at the main facility. By creating a communal space, our aim is for Tillman House Residents to spend quality time together, foster a sense of community, reduce isolation, and attend their weekly House Meetings there. Note: Two existing spaces will be combined into one for this room.
- Life Skills Education/Technology Room (792 sf) - This very important space for 24 Residents, Tillman House Residents, alumni and community members will be used for Life Skills and Education Classes, Technology Training, Career Coaching Sessions and a variety of other wrap-around services.
- Library (792 sf) - The Library will encourage reading, studying and quiet time. It will include books on art, culture and recovery, as well as the visual arts. It will be housed in the same unit as the Life Skills, Education/Technology area.
- Gym/Exercise Room (792 sf) - Research shows a strong link between physical exercise and mental health. By setting up a small gym, we can encourage our Residents to adopt healthier habits leading to their improved mental and physical well-being. The gym will be equipped with cardio machines, light weights and a group workout area.
- Tillman House Office and Conference Room (792 sf) - This space will house the Tillman House Program Manager so that he can privately meet and mentor Tillman House Residents. A Conference Room is also included for 24 Board meetings and other types of meetings.
- Development Office (792 sf) - Our Development Team currently has an office in a communal space at the main facility which also serves as a lounge for the female Residents. There has long been a need for additional office space for employees and specifically the Development Team of (4) employees.
- Maintenance Office and Storage (792 sf) - This use will remain the same. It will be a great space for all maintenance needs at The 24, Tillman House and this new facility. It will streamline and make our Facilities Manager much more efficient having all the necessary tools, supplies, etc. housed in one space.

1509 N. Peak Street - The acquisition of the property located at 1509 N. Peak Street presents a valuable opportunity to create parking facilities that will serve both Tillman House and Trevor's Place. This strategic addition will help address parking needs for Residents and visitors, ultimately enhancing accessibility and convenience for those utilizing both facilities.

The undersigned acknowledges that their donation for Dallas 24 Hour Club’s Capital Campaign “Trevor’s Place” will be deposited into a restricted account for the project, as outlined in the campaign materials. The funds will be used for construction and future operating costs of the new facilities or, at Dallas 24 Hour Club’s discretion, to cover campaign expenses. Any excess contributions may be allocated to future operating costs or at the organization’s discretion. If the campaign is unsuccessful, the donation will be refunded.
